Our Process

At 35 South Building Co, we believe that the foundation of a successful building project lies in collaboration from the outset. That’s why we offer a Pre-Construction Consultation Process in addition to our standard build services.

As part of the Pre-Construction Consultation Process we partner with you during the design phase and work with you and your designer to achieve the best possible outcome for your budget. During this process we provide crucial insights on costs, materials, and construction methods. The early involvement reduces the risk of costly surprises and delays, giving you peace of mind as your project progresses. You gain a trusted advisor committed to guiding you through the complexities of building, making sure every decision supports your goals and results in a home that meets your needs.

Here’s a step-by-step look at what to expect when you work with us:

  • Initial Contact and Information Exchange

    Your journey begins with a friendly hello. Fill out our online project enquiry form with your contact information and basic project details. We’ll then get in touch to arrange a meeting (approx 45 mins-1 hour). This can be on-site (for renovation/extension projects), via video/phone, or at a local Pt Elliot cafe. This initial conversation allows us to get to know each other, discuss your estimated project spend, project goals, and any initial ideas or questions you have. We’ll also provide examples of previous work and an overview of what’s included as part of our Pre-Construction Consultation Process.

    If it feels like a good fit, we’ll provide a Pre-Construction Consultation fee proposal and agreement for your consideration and acceptance before proceeding to the next stage. 

  • Collaborative Design - Exploring Your Vision

    At this stage our approach is tailored to your project’s progress. Our preferred approach is to engage early (at concept stage) and work collaboratively with you and your chosen designer to provide input on buildability, performance, and cost. If you don’t have a designer on board yet, that’s ok. We’ll provide you with a list of recommended designers that we think will suit your project goals.

    This stage typically involves site inspections, review and input on design drawings and selections, supplier visits, and project cost feedback. We’ll also onboard you onto our project management software, Basecamp, ensuring seamless communication and document management.

    Deep Dive - Detailed Costing and Planning

    Once we've got your design and budget in alignment, we proceed to the Deep Dive stage. Here we prepare a detailed build proposal that includes all inclusions and exclusions. We collaborate with subcontractors and suppliers to discuss and agree on construction details and seek precise trade pricing, ensuring you receive the most comprehensive proposal. The aim is to give you a clear and detailed understanding of costs and timelines, providing a solid foundation for the next steps. 

  • Formalising the Agreement

    We draft a contract outlining all agreed-upon details, ensuring transparency and clarity. We review the contract together, addressing any questions or concerns before both parties sign. This stage ensures that everything is in order and that you feel confident moving forward.

  • Bringing Your Vision to Life

    Finally, we reach the Let’s Build stage. Our experienced team begins the construction of your custom home, keeping you informed every step of the way. We provide regular updates on progress and promptly address any issues to ensure the project stays on track. Our goal is to create a seamless and enjoyable experience, from the first hello to the moment you step into your completed home.
